What Sets Us Apart in Lake Mary

We are the premier choice for luxury ceiling modernizations and drywall restoration across the Lake Mary region. Our skilled technicians combine trade expertise with specialized equipment to ensure your ceiling project is completed safely, efficiently, and to the highest industry standards.

Conquering Painted-Over Popcorn: Many custom homes in Lake Mary and Heathrow have had acoustic ceilings painted over, meaning standard scraping won't work without damaging the drywall core underneath. Painted popcorn ceilings are more difficult to remove than unpainted ceilings because paint repels water, so wetting to loosen the material is far less effective. We utilize specialized wet-softening and precision sanding methods to safely lift painted texture. In some cases, a skim coat may be applied to painted popcorn ceilings instead of scraping, offering a better option when layers are too thick to penetrate safely.
Prioritizing Asbestos Safety: Popcorn ceilings may contain asbestos if installed before the 1980s. The Clean Air Act of 1978 banned new asbestos-containing coatings, but homes built before that period often used acoustic mixtures with asbestos content reaching up to 20%. Because disturbing these materials poses serious health risks, we strongly emphasize pre-removal testing and follow strict safety guidelines to protect your family. Hiring professionals ensures safe asbestos handling during removal - removing asbestos popcorn ceilings requires licensed professionals under Florida statutes (Chapter 469, F.S.).
Prompt, Respectful Workmanship: We understand that home upgrades can feel intrusive. Our crews work diligently to complete your project as quickly as possible, keeping noise and disruption to your everyday household routine at a bare minimum.
Straightforward Square-Foot Rates: Professional popcorn ceiling removal costs $1.50–3 per square foot for standard jobs. While local project costs average between $1.25 and $6.00 per square foot depending on ceiling height, paint layers, and finish choice, we always provide a fixed, transparent quote upfront. Asbestos removal costs $3–9 per square foot when hazardous materials are present.
Turnkey Project Execution: From covering your furniture and masking off light fixtures and outlets to hauling away every last plastic bag of scrapings, we handle the entire job so you don't have to lift a finger. Professionals typically clean up all debris after removal, leaving your house spotless.

Our Popcorn Ceiling Removal Services

From the first scrape to the final coat of paint, we offer end-to-end services to give your home beautiful, modern ceilings. Whether you need to remove popcorn from a single room or resurface the entire ceiling throughout your house, our process covers every detail.

Acoustic and Popcorn Texture Scraping

Our crews use controlled wet-scraping and precision sanding techniques to peel away outdated popcorn texture. The wet scrape method involves spraying water before scraping - by lightly misting the surface with a garden sprayer or spray bottle, we loosen the adhesive bond of the acoustic mud, which could include paper in the texture mix, allowing us to shave the material clean down to the underlying sheetrock. We work in small sections to ensure thorough saturation without oversaturating the drywall. Wetting the texture is a common method to reduce dust during removal, and this approach prevents airborne particles from spreading through your home. A drywall sander can also effectively remove popcorn ceilings with less mess in areas where scraping alone isn't sufficient. All debris is immediately bagged and removed from the work site.

Contemporary Finishing Options

Once the old acoustic material - sometimes called cottage cheese texture by builders - is removed, choose from four clean, modern ceiling finishes:

Knockdown Texture: A traditional, refined look featuring flattened trowel marks that add subtle depth to any room. This texture does an excellent job masking minor imperfections in ceiling joists and seams, though it requires more skill to apply and match evenly.
Mini Knockdown: A subtle, fine-grained version of knockdown that offers a sleek, modern feel perfect for upscale layouts. The pattern is less dramatic and eventually blends into the surface for a polished appearance.
Orange Peel: A soft, lightly stippled texture that provides great durability and hides minor framing imperfections. Orange peel is easier to maintain and repair than heavier textures and is a popular choice among Lake Mary homeowners looking for a cost-effective upgrade.
Smooth Finish: The pinnacle of luxury interior design. Professional services can provide a smooth finish after removal, but achieving a completely level, smoothed surface requires a full skim coat of joint compound followed by careful hand-sanding for a seamless, gallery-quality look. Smooth ceilings demand the highest drywall prep quality since every imperfection is visible.

Drywall Restoration and Joint Repair

Popcorn texture was historically installed by builders to mask quick or imperfect drywall installation. Once the texture is gone, the underlying surface often reveals nail pops, cracked joint tape, water spots, holes, and uneven seams. Our expert patch technicians repair all of these issues, tape joints where needed, and sand the surface level to create a flat, structurally sound foundation. Professional popcorn ceiling removal can minimize cleanup and repair drywall damage - this patching and restoration phase is critical before the ceiling can be refinished or the old finish can be replace with a new one.

Our 4-Step Removal and Refinishing Process

We follow a systematic workflow to ensure flawless results while keeping your property fully protected at every stage. Here's what to expect from first contact to completion.

Step 1: Site Prep and Containment

Before work begins, proper preparation includes protecting floors and furniture before removing popcorn ceilings. We move or wrap furniture, mask every floor with heavy plastic drop cloths, seal off open doorways with plastic sheeting, and cover outlets and fixtures. This creates a dust-tight work zone that prevents any mess or debris from leaving the room. Every wall edge and access point is sealed to keep your living areas clean throughout the process.

Step 2: Scraping and Clean Removal

We mist the whole ceiling with water using professional-grade equipment to break down the texture's bond. Working in small area increments, our technicians carefully scrape the acoustic material down to the sheetrock using professional tools - a wide scraper paired with vacuum attachments keeps airborne dust to a minimum. All waste is immediately bagged, removed, and hauled off-site. No waiting, no lingering debris.

Step 3: Drywall Floating and Texturing

With the bare ceiling exposed, we patch imperfections, tape seams, fill holes and screws, and, where needed, attach loose drywall securely through the existing board into the ceiling joists before sanding the surface level. This is where patching and sanding transform rough drywall into a flawless canvas. Once prepped, we expertly apply your chosen finish - from a clean orange peel to a knock-down texture to a sleek, hand-skimmed smooth finish.

Step 4: Stain-Blocking Paint Application

High humidity in Florida may affect drying times for ceilings after removal. We allow the fresh finish to dry thoroughly for 48 hours to ensure all moisture evaporates and the surface is fully cured. When ready, we return to apply a coat of premium, stain-blocking ceiling paint that seals the surface and prevents future yellowing. The result is a covering that looks brand new and stays that way.

Frequently Asked Questions

How much does popcorn ceiling removal cost for popcorn ceilings in Lake Mary?

On average, local pricing ranges between $1.25 and $6.00 per square foot. Professional popcorn ceiling removal costs $1.50–3 per square foot for standard jobs. Your exact cost depends on factors like total square footage, ceiling heights, whether the texture has been painted over with a second layer of paint, and the final finish you select. For an entire house with roughly 1,500 square feet of ceiling, full project costs in Florida typically fall between $3,000 and $7,000+ when removal, drywall repair, texturing, and paint are all included. Asbestos removal costs $3–9 per square foot when hazardous materials are involved. The best way to get an accurate price for your home is to schedule a free 15-minute in-home estimate. Call 407-484-4264 to book yours.

How long does the removal process take?

Scraping a single room often takes just one day, but a whole-house project typically spans 2 to 4 days. This allows adequate time for plastic masking, drywall patching, texturing, and the essential 48-hour cure time required before applying the final coat of stain-blocking paint. If the popcorn has been painted over or you have vaulted ceilings requiring scaffolding and additional access equipment, the timeline may extend slightly. We never rush the process - getting a DIY-free, professional result means respecting proper dry times.

Should older Lake Mary homes be tested for asbestos?

Yes. Asbestos testing is recommended for homes built before the 1980s, as textured ceilings from that era often contained asbestos fibers. Testing for asbestos costs about $30–65 for a mail-in kit, while professional asbestos testing typically costs around $500 for comprehensive sampling and lab analysis. If your home was built during or before that period, we strongly recommend professional testing before any work begins. If materials test positive, licensed environmental specialists must handle the removal following EPA and Florida regulations. If you'd rather not disturb the material, covering popcorn ceilings is safer than removing them if asbestos is present - you can cover popcorn ceilings with a second layer of drywall, wood paneling, decorative acoustic ceiling panels, or even metal ceiling tiles as alternatives. The idea is to avoid disturbing possible asbestos.

What does your two-year labor warranty cover?

Our 2-year warranty covers all labor and workmanship. This includes issues like texture peeling, flaking, cracking along seams, or bonding failures resulting from our application process. If any workmanship defects occur within two years, we will return and fix it at no cost to you. External damage like water leaks or structural settling is not covered, as these are outside our control. We stand behind the quality of every job we complete because we know our materials and techniques deliver lasting results.
